AI for your construction company: more time for site and estimating, less paperwork. We work out with you which tasks in estimating, site management and the office are a good fit for AI, train your team, and build and run the software, connected to RIB iTWO, NEVARIS and PlanRadar.
Bills of quantities with hundreds of items, subcontractor bids in every format, photos and notes on the site foreman’s phone, extra costs announced weeks too late: that costs hours every day and sometimes the payment for an entire change order.

AI Værk is your 360° partner for AI in mid-sized companies.
You work directly with us, the two founders, from the first question through to live operation. Together we pin down where AI can take work off your hands, and then we implement it.
We know the day-to-day work in construction companies: tenders with long bills of quantities, site diaries and change orders. Your industry is where we start. From there, we support you in whatever you plan to do with AI.
You can start wherever you are: with an early idea, a workflow that takes too long, or a finished plan for us to implement.
At Kirsch & Drechsler Hausbau in Potsdam, we started with workshops and then built the company’s own AI assistant together.

About us-
01
Consulting and AI audit
In a free initial call of about 30 minutes, we listen. In the €500 AI audit, we review your workflows, data and software, then agree with you where to start.
Pricing and AI audit -
02
Workshops and training
Your team practises on real tasks from their own day-to-day work and learns to use AI tools safely and check the results.
Workshops -
03
AI assistants and chatbots
Your team or your customers ask, your company knowledge answers: with sources, and only with what the person asking is allowed to see.
Internal AI assistants -
04
Process automation
Recurring workflows run on their own from intake to result, connected to the software you already use.
Process automation -
05
Custom development
We build custom software where off-the-shelf products fall short, for example a portal where your subcontractors upload their certificates.

06
Operations and maintenance
We host, monitor and maintain the software and extend it when your workflows change.

Where AI takes work off your team’s hands
Subcontractor bids in the bid comparison
The software transfers your subcontractors’ bids item by item into the bill of quantities of your enquiry, even when they arrive as PDF or Excel. Your estimating software builds the bid comparison from there. Missing items, substituted products, discounts and qualifications that contradict the preliminaries are listed alongside.
Daily report from a voice note
At the end of the day, the site foreman dictates who was on site, what was built and what was missing. That becomes the daily report for the site diary, with weather and photos. If something held up the work, such as missing drawings or a preceding trade, the software puts a draft notice of obstruction in front of site management the same evening.
Change orders with evidence
When the client orders changed or additional work, the software collects the instruction, photos and daily reports, drafts the notice of additional costs and prepares the change order quote for your estimators. A change order list shows site management what still needs checking, what is with the client and what has been approved.
Illustrative use case
From additional work to the change order quote
-
01
Instruction on site
At a site meeting during the shell works for a nursery, the client orders two additional wall openings for the ventilation. The ground floor walls are already up. The site foreman records the instruction in a voice note and photographs the walls concerned.
-
02
Case and notice of additional costs
The software opens a case, links the note and photos, picks out comparable BoQ items as the pricing basis and drafts the notice of additional costs to the client the same day, before work starts.
-
03
Change order quote from the estimate
Your estimator works out the quantities and prices them on the basis of the original bid calculation. The change order quote follows, referring to the notice of additional costs, with photos and quantity take-off attached. Site management checks it and sends it.
You decide where project data and estimates are kept.
Your original bid calculation, drawings and contracts with your clients are trade secrets.
- A data processing agreement under the GDPR, signed before the software sees real data.
- Your data is never used to train AI models.
- Every access is logged. You see who opened what, and when.
Connected to your construction software
Estimating and billing stay in your estimating and ERP software. Where a program offers an interface or a GAEB import (the German exchange format for bills of quantities), the results go straight there. Otherwise your team copies them across from a work list.

Working safely with AI: training for site management and the office
Your team practises on an email that arrives in the middle of a project: what does the software handle, how much of it does the AI see, and what does site management decide? The switch shows how names and addresses stay protected.
“Hello, on the Kanalstraße residential project the upper floor windows are each getting 20 cm wider. Have the lintels been ordered yet? Please let us know the extra costs by Friday. Best wishes, Person 2741Jana Wolff, Company 6630Architekturbüro Wolff, Address 8812Am Markt 4, Rendsburg”

Record the change
Open the change as a case, request the revised drawings and tell the site foreman before the bricklayers start on the upper floor.
Reorder the lintels
Check whether they have already been ordered or delivered, change the order with the builders’ merchant to the new lengths and record any lintels already delivered for the change order.
Announce the extra costs
Check the draft notice of additional costs and send it to the client today, then the change order quote by Friday, copying in the architect’s office both times.
Questions before getting started
Does the AI price our bids?
No, your team keeps estimating in RIB iTWO, NEVARIS or your other estimating program. The software does the groundwork: it summarises the preliminaries and contract conditions, including deadlines, penalties and security requirements, and flags unclear items for your tender queries. That leaves your estimators more time for prices and risks.
Does it work with GAEB and our construction software?
Yes. The software reads bills of quantities directly as GAEB files. It returns subcontractor bids as a GAEB bid file (X84), which RIB iTWO, NEVARIS and other estimating programs take straight into the bid comparison.
Can AI help with resource planning?
Yes, for example with the weekly plan. Your site foremen report the crews, plant and materials they need. The software checks this against the construction schedule and your available plant and flags bottlenecks before they show up on site. Your planners decide who goes where.
Have you worked with construction companies before?
Yes. With Kirsch & Drechsler Hausbau in Potsdam we started with a potential analysis and workshops for the whole team, then built knowledge management and a website chatbot and developed a dedicated AI assistant together. Today AI is part of everyday work there, and recurring tasks run through automations the team develops further itself.
What does getting started cost?
The initial call is free. If the task is already clear, we move straight to a proposal. If a closer assessment is needed, the AI audit costs €500, fully credited towards implementation with AI Værk. If we find no useful AI application, the audit fee is waived; previously agreed expenses remain payable. Our proposal lists setup, licences, hosting and support separately.
How long does a change order sit with you before it reaches the client?
In the free initial call, tell us how a project runs from tender to final invoice. We will show you where AI saves time, what that costs and how it connects to your construction software.
