AI for your notarial office: more time for notarisations, less routine paperwork. We work out with you where AI takes work off your notarial office, train your team and put it into practice, connected to XNP and your notarial software.
Parties’ questionnaires, draft purchase contracts, post from the land registry, status enquiries: routine takes up a lot of time in a German notarial office. AI Værk works with you from the first call to a solution in daily use. The parties’ data stays under your control, on a server in your office if you prefer.

How we work with your notarial office
AI audit for your office
We look at questionnaires, drafts and the steps after signing and show where AI genuinely takes work off your office. €500, credited in full when you go ahead with implementation.
Pricing and AI auditWorkshop for your team
Notaries and notarial staff learn, on their own files, to use AI safely and in confidence. A good place to start, even without new software.
WorkshopsBuilding AI into your routines
We automate recurring work and connect AI to your notarial software, your inbox and your templates. Small solutions from around €2,000.
SolutionsCustom software and operation
Where standard software falls short, we build an application for your office and take care of hosting and maintenance.
Custom developmentWhere AI saves your office time
File the post that follows a deed
The software matches entry notices from the land registry, approvals and mortgage release consents to the right file and ticks off the step. You see at a glance what is still missing.
Prepare drafts
The software moves details from the questionnaire, emails and the land register extract into your data sheet. Your purchase contract template is filled in, and the notary shapes the content.
Answer status enquiries
“When is the purchase price due?” The answer comes from the current state of the file. Your team checks it and sends it.
Illustrative use case
From a signed purchase contract to the notice that payment is due
-
01
The post arrives
For a flat purchase, three letters arrive in one week: the registration of the buyer’s priority notice, the municipality waiving its right of pre-emption, and the release consent from the seller’s bank.
-
02
The software files it
On your office’s server, it recognises the deed number and the land register folio, files each letter in the right case and ticks off the steps. Everything the contract requires before payment is now in place.
-
03
The notary signs off
The software prepares the notice telling the buyers that the purchase price is now due. The notary checks the file and signs, and the notice goes out the same day.
The parties’ data stays where you decide.
As a notary you are bound to secrecy under § 18 BNotO, the German Federal Notaries Act. So you decide where the software runs, and we set it up exactly that way.
- Confidentiality in the contract: we and everyone working with us commit in text form to professional secrecy, as required by § 26a BNotO and Section 203 of the German Criminal Code (StGB).
- A data processing agreement under the GDPR, signed before the software sees real data.
- Your data is never used to train AI models.
- Every access is logged. You see who opened what, and when.
Connected to your notarial software
Where your notarial software offers an interface or an import route, we put details and documents straight into the file. Otherwise your team moves them across from a work list with one click. You keep using the AI features your software already has, such as NOTARIO in NOTARIUS or NotarNow’s land register assistant. Signing and filing through XNP stay as they are.

Working safely with AI: training for your notarial team
Your team practises on post as it reaches the office: what does the software take over, what does the AI see of it, and which question belongs with the notary? Use the switch to see how the parties’ data stays protected.
“Dear Ms Hartmann, please find attached the completed questionnaire for our purchase of the flat at Address 812Lindenstraße 12. Our bank will send you the documents for the land charge directly. One more question: may we transfer the purchase price before the appointment? Kind regards, Person 4471Katrin Behrens”
- Your server inserts placeholders
- Sent encrypted
- Cloud AI processes it
- Your server puts the names back
Only your server knows which placeholder belongs to which person.
- Message arrives
- The AI on your server works with the full message
Nothing leaves your office.
Transfer the details
Move the property and the parties from the questionnaire into the data sheet, even when the AI only sees names and address as placeholders.
Plan for the financing
Add the announced land charge as an open item in the file, so the bank’s documents are there in time for the appointment.
Pass the legal question to the notary
Recognise the question about paying before the appointment and put it to the notary. She explains when payment falls due during the notarisation.
Questions before getting started
May notaries use AI with the parties’ data?
Yes. § 26a BNotO allows you to bring in service providers, provided they commit to secrecy in text form. That is exactly what we set out in the contract, together with the data processing agreement. If the software runs on a server in your office, the data stays on your premises from start to finish.
Does it work with XNP, NOTARIUS or LawX?
Yes. Where your notarial software offers an interface or an import route, we put details, documents and drafts straight into the file. Otherwise your team moves them across from a work list. We check which route suits your office in the AI audit.
Does the AI write the deed?
It fills your data sheet and your template with the parties’ details. The content, the explanations to the parties and the notarisation itself stay with the notary.
What does getting started cost?
The initial call is free. If the task is already clear, we move straight to a proposal. If a closer assessment is needed, the AI audit costs €500, fully credited towards implementation with AI Værk. Small solutions start at around €2,000. If we find no useful AI application, the audit fee is waived; previously agreed expenses remain payable. Our proposal lists setup, licences, hosting and support separately.
Who supports implementation?
You work directly with us, the founders. Justus handles consulting, design and training; Elias is responsible for development, integration and ongoing operation. We are happy to work with your internal IT team or IT service provider.
Which step holds up your office the most?
In the free initial call, tell us how drafting and the steps after signing run in your office. We will show you where AI helps, what it costs and how it works with your notarial software.
