One alert from KI:RSTEN, and the case is up to date. We build AI software for notarial offices and connect it to NotarNow and KI:RSTEN.

KI:RSTEN reads land registers and emails you when a monitored folio changes. Our software picks up those alerts, matches them to the case, ticks off the completion step and tells the parties what happens next. Your team checks and sends it.

What the software takes over

File the alerts

When KI:RSTEN reports a change, the software finds the case by folio and ticks off the step, such as the registered priority notice.

Update the parties

The software drafts a short message to buyers and sellers on where things stand and what comes next. Your team sends it.

See where every case stands

One list shows what is open across all cases. If a registration takes longer than usual, the software sets a reminder.

Illustrative use case

From a registration alert to the next step

  1. 01

    The alert arrives

KI:RSTEN monitors the folio of a sold flat and sends an email: the priority notice for the buyers is registered.

  2. 02

    The software ticks off

It finds the case, ticks off the priority notice and checks the other conditions for payment. Only the municipality’s waiver of its right of pre-emption is still open.

  3. 03

    Everyone is informed

The software drafts a short update to the buyers and sets a reminder for the pre-emption waiver. Your team checks and sends it.

The parties’ data stays where you decide.

As a notary you are bound to secrecy under § 18 BNotO, the German Federal Notaries Act. So you decide where the software runs, and we set it up exactly that way.

  • We and everyone involved commit to secrecy in text form, as § 26a BNotO requires.
  • A data processing agreement under the GDPR, signed before the software sees real data.
  • Your data never trains AI models, and every access is logged.

  • On a server in your office

The AI runs on your own hardware, on your premises.

    Private AI
  • On a dedicated server in Germany

Reserved for your office, in an ISO 27001 certified data centre.

  • With a cloud AI in the EU

With a data processing agreement. Your server swaps names for placeholders first.

Connected to NotarNow and your notarial software

You work with NotarNow / KI:RSTEN, XNP, NOTARIUS, LawX or another system. Every alert leads to the next step in the right case. XNP NOTARIUS LawX Your software

You keep using KI:RSTEN for land register extraction, register searches and draft assistance; we build what happens after an alert. Where your notarial software offers an interface, we add ticks, messages and reminders straight to the case. Otherwise your team moves them across from a work list with one click. Which route suits you, we settle in the initial call.

Your team practises on real enquiries

In the training your team works with messages as they arrive during completion. Use the switch to see what a cloud AI gets to see.

Email from a buyer
What the AI sees:

“Good morning, has the priority notice for our flat at Address 940Gartenstraße 8 been registered yet? Our bank would like a confirmation from you. And could we have the keys before we pay? Best wishes, Person 2208Lea Sommer”

  1. Your server inserts placeholders
  2. Cloud AI does the work
  3. Your server puts the names back

Only your server knows which placeholder belongs to which person.

  1. Message arrives
  2. The AI on your server handles it in full

Nothing leaves your office.

  1. Check the status

Look in the completion list to see whether the registration for this flat has been reported, even when the AI only sees the address as a placeholder.

  2. Prepare the confirmation

Have the confirmation for the bank prepared from the case and put it to the notary for signature.

  3. Spot the legal question

Pass the question about handing over the keys before payment to the notary.

Questions about NotarNow and KI:RSTEN

Doesn’t KI:RSTEN already take care of the land register?

It does. KI:RSTEN reads land registers, retrieves register documents and reports changes, and you keep using all of that. Our software handles the step afterwards: filing the alert, ticking off completion and updating the parties.

May notaries use AI for this?

Yes. § 26a BNotO allows you to bring in service providers who commit to secrecy in text form. We set that out in the contract. If the software runs on a server in your office, the data stays on your premises from start to finish.

What does it cost?

The initial call is free. The AI audit costs €500 and is credited in full when you go ahead with AI Værk. Small solutions start at around €2,000. Hosting and support are listed separately in the proposal.

Who builds it?

You work directly with us, the founders. Justus handles consulting and training, Elias is responsible for development, integration and operation. Happy to work alongside your IT provider.
